Which meters work with IntelliB?

Most three-phase and single-phase static and smart meters that expose RS-485/Modbus, BACnet or M-Bus, plus anything with a pulse output. Electricity, water, gas and generator meters all report into the same place. If a meter has no readable output at all, readings for it can still be typed in or uploaded from a spreadsheet alongside the automated ones.

Do I need new hardware?

Usually not. A retrofit reads the meters already installed, through one edge collector per panel, so the meters keep their existing calibration and seals. We only suggest replacing a meter where it cannot be read at all or is out of calibration and would be disputed anyway. The collector can be bought outright or rented, and is quoted after a site walk-through.

Can tenants see their own bills?

Yes. Each tenant gets a portal showing their own consumption, invoice history and payment status — and only their own. Roles cover owner, co-admins, tenant admins and tenant users, so a tenant admin can see their organisation’s units while a tenant user sees just theirs. Most billing questions answer themselves once tenants can see the readings behind the figure.

How are disputes handled?

Every invoice line can be traced back to the readings that produced it, with the tariff applied and when each reading arrived. Readings are written once and never edited in place, so a correction is a new entry pointing at what it supersedes and the original stays visible. A reading that cannot be right is flagged as suspect and held for review rather than billed, which is where most disputes are avoided.

Can it bill common areas?

Yes, and this is usually the hardest part to do by hand. Set the rule once — carpet area, seat count, connected load or a fixed share — and common-area consumption is apportioned against it, prorating anyone who moved in or out mid-cycle. The apportionment appears as its own line on the tenant’s invoice with the working shown, rather than being folded invisibly into the energy charge.

What about DG backup?

Generator units are metered and billed on their own rate, separately from grid supply, so the diesel premium is recovered from whoever used it instead of being absorbed by the building owner. DG appears as its own line on the invoice. Where a site runs solar as well, on-site generation is netted against consumption on the same bill.

Is there an API?

Yes — a REST API plus webhooks for pushing readings, invoices and payments into an ERP or accounting system, and for receiving events when a cycle closes or an alert fires. Invoices and ledgers also export in formats finance teams already reconcile against, and every reading can be exported in bulk. How long does setup take?

A single building is usually reading within a few days of the collectors going in. The longer part is agreeing the site model and the allocation rules, because that is where billing disputes are won or lost.
